Bunnell is a 1920s downtown, the Government Services Building, a lot of rural acreage along SR 100 and US 1, and the new streets of Grand Reserve. Shop slabs, pole-barn pads, long driveways with culverts and the occasional pool deck — we pour all of it.
Bunnell is Flagler County's seat and its smallest kind of town: 4,224 people, a historic downtown along East Moody and State Road 100 from the 1920s land boom, the county's Government Services Building, and — the part that generates most of our work — a wide ring of rural acreage to the west and south along SR 100, US 1, County Road 305 and the roads toward Espanola and Korona, plus Grand Reserve, the golf community on the north edge that has been adding streets since 2018. Lots outside the city limits are unincorporated Flagler County; inside them, Bunnell has its own building department. The soil out here is flatwoods sand like Palm Coast's, with more organic muck in the low spots and a few pockets of the clay that the rest of the county doesn't have.
The acreage work is what makes Bunnell different: shop and pole-barn slabs at six inches with rebar and a thickened edge for the posts; workshop and detached-garage foundations on engineered footings; well and pump-house pads above the wet-season grade; RV and equipment pads; and long driveways off county roads that need a culvert under the apron to the county's spec rather than the city's. In town it's driveways and walks on the older streets and pool decks and lanai extensions in Grand Reserve, where the HOA has an architectural review and the builder's driveways are due for their first repairs.

Do I need a permit for a pole-barn slab in Bunnell?
The barn does — inside the city through Bunnell's building department, outside it through Flagler County — and the slab is inspected as part of it. Agricultural exemptions exist for bona fide farm buildings on agricultural-zoned land; we'll tell you whether your parcel qualifies before you count on it.
How thick should a shop slab be?
Six inches with rebar on a grid for a shop that will see a lift, a tractor or a loaded trailer, with a thickened edge under the post line and the door. Four inches is a shed floor, not a shop floor.
My driveway is 300 feet long. What does that cost?
A 12-foot-wide, 300-foot driveway is 3,600 square feet — $27,000 to $40,000 in broom-finished concrete, which is why most acreage driveways are concrete at the road and the house and stabilized rock in between. We'll price both and the county culvert at the road either way.
Is there clay in Bunnell?
In pockets, yes, west of town — which is unusual for the county and matters, because clay holds water and moves with it. Where we find it under a slab we over-excavate and bring in compacted sand so the slab sits on something that doesn't swell.
Do you work in Grand Reserve?
Yes, regularly. The HOA has an architectural review for exterior changes, and the builder's driveways and lanais are reaching the age where extensions and first repairs come up; we prepare the submittal and match the finish.
