A 1980s driveway that's spalled and stained but not moving, a lanai that's been painted three times, a garage floor you'd like to keep clean — an overlay or a coating gives you a new surface without a tear-out.
A lot of Palm Coast concrete is ugly but sound. Forty years of sprinkler water on the same corner of a driveway leaves rust and spalling; a lanai that's been rolled with porch paint every few years peels in sheets; a garage floor in a 2004 build has never been sealed and drinks every drop of oil. None of those slabs need replacing, and a tear-out costs three or four times what a resurfacing does. What they need is a bonded overlay — a polymer-modified cement topping a sixteenth to a half inch thick, applied over a slab that's been pressure-washed, repaired and primed, and finished in a broom, knockdown, spray or stamped texture — or, in the garage, a proper floor coating.
The rule we don't break: the slab underneath has to be sound and stable. An overlay bonds to the concrete and moves with it, so a slab that's sinking, heaving over a root, or cracked through and rocking gets fixed first — foam-lifted, dowelled, or replaced — or it doesn't get overlaid. Garage floors get diamond-ground rather than acid-etched, moisture-tested (a Palm Coast slab with no vapor barrier under it will push an epoxy off in a summer), and coated with a polyaspartic or a two-part epoxy with flake, which handles hot tires and the humidity better than the kits from the hardware store. Everything gets sealed, and the island gets a sealer rated for salt.

How long does a concrete overlay last?
Ten to fifteen years on a sound slab that's been properly prepped, with a reseal every two to three years — less if it's under sprinklers or salt spray and never resealed, more on a covered lanai. The prep is most of the lifespan, which is why we don't skip the pressure wash, the repair and the primer.
Can you resurface a driveway that's cracked?
Hairline and surface cracks, yes — they're routed, filled and the overlay goes over them. A crack that's wide, offset or moving is a base problem, and it will telegraph through any overlay within a year; that section gets lifted or replaced first, and then the whole driveway is overlaid so it matches.
Why did the epoxy I put on my garage floor peel?
Almost always moisture from below or a floor that was acid-etched instead of ground. Palm Coast slabs sit on damp sand, and any coating that can't breathe gets pushed off by vapor. We moisture-test, grind, and use a polyaspartic or an epoxy system with a moisture-tolerant primer when the numbers call for it.
Can you make my old lanai look like my new patio extension?
Yes — a knockdown or spray texture over both the old slab and the new one turns them into a single surface in one color, which also hides the difference between forty-year-old and brand-new concrete. It's the most common finish on a lanai extension for that reason.
How soon can I use it?
