Concrete for Matanzas Woods and Lehigh Woods — the L and R sections west of Belle Terre
Two sections built mostly in the 2000s boom and the 2020s one, with a lot of driveways poured fast, a lot of swale aprons, and a lot of lanais waiting to be extended. We're there most weeks.
Matanzas Woods, the L-section, runs along Matanzas Woods Parkway from Belle Terre out toward the I-95 interchange that opened in 2016, on streets like Lakeview, Londonderry and Luther; Lehigh Woods, the R-section, sits south of it off Rymfire Drive and Royal Palms Parkway — Rymfire, Ryberry, Rolling Sands — around Rymfire Elementary. Both were built in two waves: the 2004–2007 boom, when national builders poured a driveway a day on sand nobody compacted, and the wave since 2020 that has filled in most of the remaining lots. The concrete shows the difference between the two — and, on some of the newest streets, that the fast pours haven't stopped.
The everyday work here is driveways and aprons: replacing the boom-era slabs that have settled at the garage and cracked at the swale, rebuilding aprons to the city's culvert detail after the pipe under them silted up, and pouring the new-build driveways properly. Behind the houses it's lanai extensions and screen-room slabs, pool-deck resurfacing on the 2005 decks, and the shed, boat and generator pads that come a year or two after move-in. The R- and L-section swales carry a lot of water toward the canal system; after Milton's twelve to sixteen inches of rain in October 2024 we lifted a lot of aprons here.

My 2006 driveway has sunk at the garage. Lift or replace?
Lift, usually, if the slab is in one or two pieces — foam raises it back to the garage slab in a morning for $750 to $1,700. If it's cracked into several pieces and spalling, replacement on a compacted base is the better spend; we'll tell you which after we see it.
Who is responsible for the swale in front of my house?
You are, under Palm Coast Municipal Code 24-159 — the culvert ends kept clear, erosion under the driveway repaired, nothing filled or piped across the line. The city regrades swales on a rotating schedule and inspects when a Palm Coast Connect case is filed. Replacing the pipe or apron is permitted work we handle.
Do I need a permit to extend my lanai in Lehigh Woods?
Under 120 square feet at grade, generally no. Larger, or with footings for a screen enclosure, yes — we pull it. There's no HOA on most L- and R-section streets, so the city is the only approval.
Can you match the builder's knockdown lanai finish?
Yes. A knockdown texture over both the old lanai and the new extension makes them one surface in one color and hides the age difference in the concrete.
How long does a driveway and apron take here?
Three to five working days for the driveway plus the apron, with the city's inspection of the apron before it's buried. You'll have a stone ramp to get in and out while it cures.
