Concrete for Pine Lakes and Indian Trails — the north side's golf streets and new builds
The W-section's golf-course homes need lanais extended and driveways replaced; the B-section's hundreds of new infill builds need driveways and aprons poured right the first time. Same crew, both.
North of Palm Coast Parkway and west of Belle Terre, the W-section of Pine Lakes wraps around the Pine Lakes golf course with 1980s and '90s homes on Wellington, Westhampton and the streets between Pine Lakes Parkway and Whiteview, and the B-section of Indian Trails — Bird of Paradise, Buttonwood, Birchwood, out to Matanzas High School and Matanzas Woods Parkway — is where a large share of Palm Coast's infill building has happened since 2020. The two sections are neighbors and opposites: one has thirty-year-old concrete due for replacement, the other has brand-new concrete that was poured by whichever subcontractor the builder had that week.
In Pine Lakes we replace driveways, extend lanais toward the fairway, resurface pool decks and lift the aprons that dropped after Milton's rain in October 2024. In Indian Trails we pour the driveway and apron the builder left as a gravel strip, widen for the boat, add the shed and generator pads that come a year after move-in, and — more often than we'd like — fix new aprons that were poured without a culvert detail and are already cracking at the road. The city inspects every apron in the right-of-way, and on the new streets it's watching closely.

Questions from Pine Lakes & Indian Trails homeowners
The builder left my driveway as gravel. What does it take to finish it?
A driveway permit if the apron and swale crossing are new — which they are — an apron and culvert to the city detail, and a driveway poured on compacted sand rather than the loose fill the lot was graded with. Figure three to five working days and $8,000 to $14,000 for the driveway and apron together on a typical B-section lot, more for a long run.
My new apron is already cracking at the street. Is that normal?
It's common and it isn't right. Aprons poured at four inches with no rebar, no mitered ends and no attention to the swale grade crack at the road within a couple of years. If the builder's warranty is still open, that's the first call; if not, we rebuild it properly under a right-of-way permit.
Can you extend my lanai toward the golf course?
Yes — a lanai extension is the most common job in Pine Lakes. Under 120 square feet at grade is generally permit-exempt; larger, or with footings for a screen enclosure, we pull the permit. We match the finish and pitch of the builder's slab.
Is there an HOA in Pine Lakes or Indian Trails?
Most of the W- and B-section streets are standard city lots with no HOA, so the city's permit and swale rules are the only approvals. A few newer enclaves have associations; we check before we quote.
How fast can you get to Indian Trails?
A day or two for an estimate, usually. It's one of the areas we're in most weeks.
