The Shores, St. Augustine South, Crescent Beach and the SR 206 corridor are a half hour north of Palm Coast on US-1, in St. Johns County, with 1970s–2000s homes, salt-side pool decks and a lot of additions going on. We pour for all of it.
Our range ends at the south side of St. Augustine — not the historic downtown, which is a different world of coquina and city rules, but the neighborhoods along US-1 and State Road 312 and 206 that most people who live there call home: St. Augustine Shores with its 1970s and '80s homes along the Matanzas, St. Augustine South on the river side of US-1, the Wildwood and Moultrie subdivisions, and across the Matanzas the beach communities of Crescent Beach, Butler Beach and Treasure Beach along A1A. It's all unincorporated St. Johns County, one of the fastest-growing counties in the country, with permits through the county's building services and a lot of construction — additions, garages, pool enclosures — going on behind houses that are forty and fifty years old.
The work is what an aging suburb next to a growing one generates. Driveways from the Shores' first decades replaced on a compacted base; additions and detached garages on engineered monolithic and stem-wall slabs, to the county's inspection and, along the Matanzas and on the beach, to the flood zone's elevation; pool decks on the Crescent Beach side poured or resurfaced with a salt-rated, sealed surface; lanais extended; and the same root-heaved walks and settled aprons that every 1970s Florida neighborhood has. The Shores and several of the newer subdivisions have associations; we prepare the submittal.

Questions from St. Augustine South & the Shores homeowners
Do you cover downtown St. Augustine?
Not as a rule — the historic district has its own architectural rules and is beyond our comfortable range. The south side from SR 312 down through the Shores, Moultrie, SR 206 and the beach communities is where we work, and we'll tell you honestly if a job is too far.
Who issues the permit for an addition in the Shores?
St. Johns County — the south side is unincorporated. Structural slabs, garages and anything in a flood zone need the county's permit and inspections, and the engineer's sealed drawing comes first. We coordinate with your builder and handle the slab's permit and inspections.
Is the ground different in St. Johns County?
Similar flatwoods sand to Palm Coast's, with the same high water table near the Matanzas and a few more shell and coquina lenses toward the beach. The base still has to be compacted and kept above the wet-season grade, and the beach side still needs salt-rated concrete.
Can you resurface a pool deck in Crescent Beach?
Yes — a light-colored cool-deck or knockdown overlay with a marine-rated sealer, after the coping joint is re-sealed and any settled sections are lifted. Salt-side decks need the reseal on the shorter end of the two-to-three-year range.
How long does it take you to get there?
About thirty minutes up US-1 or I-95 from Palm Coast. Estimates within a few days; we batch south-side jobs so the truck and the pump make the trip together.
