Concrete in Palm Coast fails for a short list of reasons, and none of them is the concrete. The apron drops because the culvert stopped flowing and the swale ate the sand. A driveway panel or a pool-deck section sinks because it was poured on backfill that was never compacted, or because a downspout has been dumping at its corner since 1996. A walkway or a sidewalk panel heaves because a live oak's root grew under it. Foam lifting is the tool for most sinking: we drill small holes, inject a two-part polyurethane that expands under the slab, and raise the panel back to grade in a morning — a driveway is drivable that afternoon, and the cost is a fraction of a re-pour. Slabs that are cracked through and rocking get cut out and replaced with a new section dowelled into its neighbors and finished to match. Cracks that aren't moving get routed and sealed with a polyurethane sealant that flexes; spalls get chipped back to sound concrete, treated for rust, patched with a polymer repair mortar and, where the whole slab is spalling, overlaid. And where a slab is past saving — heaved a foot by a root, cracked into a jigsaw, on muck — we cut it, haul it, and either pour new or leave you a clean, graded lot.

Is foam lifting permanent?
The foam is — it's a closed-cell polyurethane that doesn't absorb water, doesn't break down and weighs almost nothing, so it doesn't add load that would sink again. What isn't permanent is a base that's still being washed out; if we lift an apron without fixing the culvert, or a deck corner without moving the downspout, it will drop again. That's why the cause is on every repair estimate.
Foam or mudjacking?
Foam. Mudjacking pumps a heavy cement slurry that adds weight to a base that already failed, needs larger holes, and takes a day to cure. Foam lifts in minutes through small holes, weighs a few pounds a cubic foot, and is what we've used on every Palm Coast lift for years.
Can you lift a slab that's cracked?
If the pieces are large and the crack is one line, yes — we lift each side and seal the crack. A panel broken into several pieces lifts unevenly and is a replacement. We tell you which before we drill.
How much does it cost to remove a concrete driveway in Palm Coast?

Yes: move or redirect the sprinkler head so the concrete isn't wet every morning, chip the spall back to sound concrete, patch it with a polymer mortar, and seal that area — or overlay the whole driveway if the spalling is widespread. Sprinklers and salt are the two things that eat Palm Coast concrete, and the sprinkler is the easier one to stop.
