That produces a familiar list: front walks and city sidewalk panels lifted by oak roots, cut and bridged and re-poured under the city's right-of-way permit; driveways settled at the garage and cracked at the street, foam-lifted or replaced on a compacted base; pool decks from the '80s and '90s resurfaced with a knockdown texture; lanais extended into screen rooms; and, on the beachside, salt-pitted driveways and decks replaced with a denser, sealed mix. Ormond Beach issues its own permits, Ormond-by-the-Sea goes through Volusia County, and the associations in Breakaway Trails, Hunter's Ridge and Plantation Bay want a submittal first — we handle all three.

Questions from Ormond Beach homeowners
Can you fix a sidewalk the oak has lifted without hurting the tree?
Usually — roots under about two inches can be cut a reasonable distance from the trunk, larger ones we bridge with a thicker reinforced panel. Ormond Beach protects its trees, so on a big one we'll have you get an arborist's sign-off before we cut. City sidewalk is replaced under the city's right-of-way permit to its detail.
Does Ormond Beach require a permit to replace a driveway?
Same footprint on the lot, generally no. New, wider, a second access, or any work at the sidewalk, curb or right-of-way — yes, through the city's building division, and we pull it. Ormond-by-the-Sea and the unincorporated pockets go through Volusia County.
Is beachside concrete really different?
Yes. From Granada north along A1A the salt air reaches the steel inside a slab and spalls it from underneath within a decade. We pour a denser mix with more cover over the steel and seal it with a marine-rated penetrating sealer; it's a small difference in price and a large one in how long it lasts.
How soon can you get to Ormond Beach?
It's twenty minutes from Palm Coast and we're in the Trails or Ormond Lakes most weeks, so usually within a day or two for an estimate.
