Grand Haven is Palm Coast's largest gated community — around 1,900 homes on Colbert Lane along the Intracoastal Waterway, built from the late 1990s on around a Jack Nicklaus Signature course, in villages like Wild Oaks, the Crossings, Southlake, Front Street and the Village Center. It has a Master Association, an Architectural Review Committee, and standards for what the street sees: driveway finishes, paver borders, colors, the width of an extension, screening for anything that lives in a side yard. Do I need ARC approval to replace my driveway with the same thing?

Can you work around the gate and the golf course?
Yes — we register with the gatehouse, schedule the ready-mix truck for early morning so it's off the streets before the course is busy, and keep the site clean to the community standard. We've done it many times.
Do you handle the association's own concrete?
Yes: community sidewalks, the pool decks, entry features and the Village Center walks, bid as line-item proposals the board can compare, worked in sections so the amenities stay open.
